Finishing over a seeping wall is how you buy a second demolition. Budget moisture control, a sump with backup, and insulation that can handle a below-grade wall before you pick LVP. Egress is not optional if you call it a bedroom on an appraisal.

Ceiling height and mechanicals steal square footage
Ducts, beams, and a low-hanging waste line decide whether you get a flat ceiling or a chase. Fighting for 7-foot code height can mean a thinner floor system or moving a pipe — both cost more than “just drywall the joists.”
- Measure the worst corner, not the middle of the room
- A bath in the basement needs a pump if the drain cannot gravity to the stack
- Sound batt between floors is cheap compared to a rec room that keeps the baby up
