How Long Does a Roof Last?

Asphalt shingles typically last 15–30 years; metal 40–70 years. Lifespan depends on climate, ventilation, installation quality, and maintenance — not the brochure number alone.

Manufacturer “up to” numbers assume ideal ventilation and installation. Real-world life is usually shorter in the South, along coasts, and on poorly vented attics.

  • 3-tab asphalt: 12–20 years
  • Architectural asphalt: 18–30 years
  • Standing-seam metal: 40–70 years
  • Concrete or clay tile: 50+ years (underlayment may fail sooner)
  • Wood shakes: 20–40 years with regular treatment

What shortens a roof’s life

Heat, UV, and trapped attic moisture break down asphalt faster than cold alone. Dark shingles on a south-facing, poorly vented roof can age years ahead of a north slope on the same house.

  • Blocked soffit vents or missing ridge vents
  • Algae and moss holding moisture on shaded slopes
  • Foot traffic from satellite, solar, or HVAC work
  • Skipped gutter cleaning that backs water under shingles

How to estimate remaining life

Age is the starting point, not the verdict. A 12-year-old roof with curling tabs and stained sheathing may have less life left than an 18-year-old roof that was installed with proper ventilation and has been inspected after storms.

  • Find the original invoice, permit, or stamped shingle date
  • Look in the attic for moisture staining and daylight
  • Check gutters for heavy granule piles after rain
  • Schedule a licensed inspection every few years after year 15

Rarely in real weather. “50-year” is a marketing class, not a calendar promise. Most architectural shingles are replaced at 20–30 years because of weather, ventilation, or a sale of the home.
Does a metal roof last longer in hail country?
Metal resists wind uplift well, but severe hail can dent panels. Impact-rated asphalt or class 4 shingles are often the better hail choice; metal still wins on longevity in less hail-prone regions.
