Common repair price bands
Labor and access matter as much as the part. A pipe boot on a walkable ranch is cheap; the same boot on a steep three-story roof is not.
- Replace a few shingles: $300–$800
- Pipe boot or vent flashing: $250–$700
- Chimney or wall step flashing: $800–$2,500
- Valley repair: $1,000–$3,500
- Spot decking repair added to any of the above: $50–$150 per sheet plus labor
Leak tracing can be its own line item
Water shows up far from the entry point. Honest contractors budget time to inspect the attic and wet the roof, not just replace the shingle above a stain. A diagnostic visit fee is normal and is often credited if you hire them for the repair.
- Ask whether the visit fee is credited toward the work
- Do not accept a tar smear as a diagnosis
- Request photos of the actual failure, not only the ceiling stain
When the repair quote is a replacement signal
If several areas need work, shingles cannot be matched, or the roof is near the end of its life, stacking repairs wastes money. Compare the repair total to a full reroof on the same house.

- Unmatchable shingles on a visible street slope
- Soft decking in more than one bay
