Guest bath, hall bath, and primary are not one market
A powder room with a new vanity is a different animal from a hall bath that keeps the tub, which is different again from a primary with a curbless shower. If you only remember one number from the internet, you will under-save for the wet-area version.
- Powder refresh: mostly vanity, mirror, paint, and a fan that works
- Hall bath gut: pan, tile, glass, and a toilet that may stay put
- Primary: larger waterproofing, often dual sinks, often custom glass
Labor density is why baths feel expensive
Many trades share 35–80 square feet. They cannot all work at once. That idle and sequencing cost is in the bid even when materials look modest. Moving a drain to steal a few inches of shower is the classic five-figure surprise.
- Keep the toilet and shower where they are unless the layout is unusable
- A tub-to-shower conversion still needs a real pan, not a kit on leftover drywall
